What Determines the Appraisal on a Mortgage?

Although a visit to the property is not essential in the valuations, in most cases it is done. There are some factors that appraisers take into account to obtain pricing and a more accurate value for the property:
Recent Sales: Although each property is different, depending on the value of recent sales of homes in the same area. This is the key, the other criteria will be used to finish shaping the assessed value.
Size: The size of the floor, and the number of bedrooms and bathrooms-plus-matter distribution at the time of assessing housing.
Height in the building: the higher an apartment is better. An attic does not have the same value as the first floor, in fact, the penthouses are worth an average of 30% over a conventional building the same building.
Lighting: is not the same housing one unlit sunny therefore also affect the appraised value.
Joined: Generally, an estate of new work has more value than an old one unless it is a listed building or architectural value.
Environment: the proximity to shopping centers, gardens and sports gives more value to the housing and influences the pricing.
Lighting: is not the same housing one unlit sunny therefore also affect the appraised value.
Public transport: its proximity to public transportation is another factor to consider. It is not the same one floor next to a metro stop another ten minutes.
